Thailand changes the rules periodically, but at present the requirement is that the applicant must be at least 50 years of age, and have a monthly income of at least 65,000 Baht, or a bank deposit of 800,000 Baht (in a Thai bank).

It is even possible to have a combination of monthly income and bank balance — it must meet a specific formula. I have read that it might be along the lines of your Thailand bank balance plus your monthly income, multiplied by 12. If the result is at least 800,000 Baht, then you could qualify.

Financial considerations having been met, the foreigner must have no criminal record, nor HIV.

However, if you are legally married to a Thai, then rather than getting a Retirement Visa, you could apply for a Marriage Visa: the monthly income can then be as low as 40,000 Thai Baht, or a Thai bank balance of 400,000 Baht. And there is no age requirement — you can be younger than the age of 50.

Note that the bank balance must be in a Thai bank for at least two months prior to your Visa application; and the monthly income has to be proven by a verification letter from your native country’s embassy.

Either Visa is good for a year, but it is mandatory that you report to an Immigration office every 90 days to verify your current address.

There are procedures to follow in applying, as well as certain details to keep in mind — even after getting either the Retirement or Marriage Visa.
